Understand the particular investment
Each opportunity has its own issuer, structure, costs, rights and risk profile. Public project information is not a substitute for the relevant legal documents, due diligence or independent advice. Applying for information, signing an NDA or meeting a minimum investment amount does not by itself establish legal eligibility or approval.
Risks to consider
- Limited liquidity: you may be unable to sell or withdraw your investment when you want to. There may be no secondary market.
- Property and delivery: planning decisions, construction delays, unexpected costs, defects, tenant performance and market demand can affect results.
- Borrowing and repayment: interest rates, senior-lender rights, refinancing availability and delayed sales may reduce returns or delay repayment.
- Security and structure: any guarantee or security is specific to the transaction and depends on enforceability, priority and recoverable value. It is not a guarantee against loss.
- Concentration: exposure to one project, operator or market can increase losses. Consider diversification and your ability to bear a loss.
- Valuation and performance: valuations and projected outcomes may not be realised. Gross asset-value uplift is not profit or an investor return. Past performance does not reliably predict future results.
- Tax and costs: tax treatment depends on your circumstances and can change. Fees and other costs affect what you receive.
Regulatory protection
Do not assume that an opportunity is FCA-regulated or that Financial Services Compensation Scheme or Financial Ombudsman Service protection applies. The position depends on the actual product, provider and activity and must be established for the particular opportunity. Companies House registration is not regulatory approval.
